However, that doesn’t mean that a community specifically designed for an active resort lifestyle can’t become a viable option. It might not be a theme park but it could be just as fun… for the grownups!
This holds true whether you’re looking for the perfect retirement environment or a second vacation home. Resort communities are specifically planned to provide a long list of amenities. What’s your pleasure? The ocean? The mountains? A lake? Chances are you’ll be able to find a comfortable resort community in any of those environments.
As the Baby Boomers grow into retirement age, resort communities are increasing in popularity. That also means there will be a need for experience management services. When an owner “signs on board” for resort community living they don’t want to worry about anything besides relaxing and enjoying life.
Understanding the Resort Community Owner
Unlike the typical residential community environment, a resort community could be made up of “occasioccunal” owner opants. Often these homes are the vacation destination for a family which means they might not be living there year round. Because of all the wonderful perks of resort community living these dwellings can fetch premium rental fees. This makes them a very popular investment for a buyer. In these types of situations, the homes won’t have a constant 24/7 occupant but that doesn’t mean management can shirk their responsibilities: you’ll never know when the owner will come home!
The other dominant form of resort community is one that caters specifically to retirees. As mentioned, the need for these retirement communities is on the rise. When a resort community is populated by retirees there is a demand for more inclusive services.
This translates into having a central community center where meals are served by a qualified chef, easy access to buildings and recreational facilities that understand the needs of seniors. Bottom line: A resort community owner could be on vacation or enjoying their golden years; either way they’ll expect a lot from their management staff.
Special Resort Community HOA Responsibilities
Because the resort community owner might not always be in residence, it is important that the management maintains open lines of communication with that owner. Not every renter will be familiar with all the rules and regulations of the HOA. They also might not have a vested interest in following those rules. Here the management teams needs to insure the owner holds up their end of the rental agreement by making sure they will be responsible for their renters’ actions.
The very word “resort” implies there is going to be a lot more going on in terms of recreational facilities than what might be found in the average condominium complex or high rise. As such, there will be the need to supervise various maintenance crews who will be charged with the upkeep of golf courses, swimming pools, tennis courts and gyms not to mention all the regular site maintenance. There are a lot of moving parts to a resort community that all have to be supervised and coordinated with. When all is running smoothly, the hard work of the management team won’t even be noticed!
